Meeting Minutes, January 14, 2010

Meeting was called to order at 7:05pm

Board members in attendance were:

Item 1
Motion made by Michelle Blouin, seconded by Mark Park, to approve minutes from August 25, 2009 meeting. Motion passes.

Item 2 - Concrete Restoration Update:

To date, 6 unit owners have not paid their assessment in full and currently have liens on their property. 1 of those 6 are in foreclosure by their bank.

The amount of interest that has accrued from the monies collected for the concrete project is in excess of $10,000. Due to those unit owners who have not paid their assessment, $67,000 is left outstanding. If the decision is made to move forward with the concrete project, an additional assessment may be required to cover outstanding costs.

Due to the economy, there was a general discussion regarding rebidding the project, possibly getting a more competitive quote, keeping in mind that further deterioration may have occurred since the last bid was submitted.

Motion by Michelle Blouin, seconded by Mark Park, to continue the collection process on the units that are not fully paid, which would include pursuing of foreclosures on those units and to move forward with the concrete project. Motion passes.


Item 3 - Back Flow Device System:

Boca South has been notified by the City of Boca that we need to install a Back Flow Device System to protect the drinking water from contamination. Joe has estimates for the Backflow Device for Fire Line including installation of device, piping, wiring and replacement of landscaping ranging from $12K-$29K.

There is $30K surplus in the Operating account. This is mostly due to the decrease in the 2009/2010 Insurance premiums.

Motion by Michelle Blouin, seconded by Michelle Coggiola, to apply surplus money toward a Back Flow Device Sytem in order to avoid an additional assessment to cover related costs. Motion passes.

NEW BUSINESS:

General discussion regarding 5 year contract on washers/dryers (contract expires 2012). If makes sense financially, will look into possibility of bringing washers/dryers in house to curtail the high fees that residents are currently being charged.

General discussion regarding handicapped spots and reconfiguring parking lot.

Cost of digital basic cable is $52 per month, with a 40% discount would be $27. Would require 100% participation from all owners if interested.

Motion to adjourn at 8:00pm by Michelle Blouin, seconded by Giovanni Comes. Approved.
