Meeting Minutes, March 10, 2009

Meeting was called to order at 8:05pm

Board members in attendance were:

Giovanni Comes
Michelle Coggiola
Mark Park

Motion made by Giovanni Comes, seconded by Mark Park, to approve minutes from February 12th, 2009. Motion passes.

Motion made by Mark Park, seconded by Michelle Coggiola, to approve 2008 Financial Balance Sheet. Motion passes.

Selection of Officers: Motion made by Giovanni Comes, seconded by Mark Park to approve the following slate/officers:
Motion passes.

Motion made by Giovanni Comes, seconded by Mark Park, to approve new board member, Chet Kaya. Motion passes.

Concrete Restoration Update: To date, 2 of the 27 unit owners have responded to the letter sent regarding the bank loan and the responsibility of the owners to pay the full assessment. One of these owners have paid in full, the other owner has submitted partial payment. 25 have not yet responded.

Annual Approval of 2009 Budget: Motion made by Mark Park, approved by Giovanni Comes, to approve the proposed 2009 Budget. Motion passes.

Tally of Reserves: 38 owners voted to waive the reserves, 6 voted to fund the reserves
Motion made by Michelle Coggiola, seconded by Mark Park, to waive the reserves and keep the monthly maintenance at $257.00 a month. Motion passes

Tally vote for purchase of Plate Glass Policy: 2 owners voted to purchase plate glass insurance, 41 owners voted to waive plate glass insurance.
Motion made by Giovanni Comes, seconded by Mark Park, to waive plate glass insurance. Motion passess.

New Business:
There was discussion regarding elevator repairs and owners interest in the possibility of hiring a new contractor to complete the south elevator. There are still problems with the north elevator, including several owners getting stuck in it.

Other owners have expressed concerns regarding the cleanliness of the walkways, the trash room, and the laundry room.

Motion to adjourn at 9:55pm by Giovanni Comes, seconded by Michelle Coggiola. Approved.
