Meeting Minutes, August 21, 2008

Meeting was called to order at 7:06pm

Item 1- Board Meeting Concerning a Recall by Written Agreement for Anne McBride

Motion made by Mark Park, seconded by Michelle Blouin, to certify the recall by written agreement of Anne McBride.

Board Members in attendance voted to certify or not certify the recall by written agreement.

Anne McBride-No (vote not to certify the recall)
Michelle Blouin- Yes (vote to certify the recall)
Michelle Coggiola- Yes (vote to certify the recall)
Hildy Kerman-No (vote not to certify the recall)
Mark Park-Yes (vote to certify the recall)

The recall by written agreement certified by the board to recall Anne McBride from the board. Motion passed by a 3 to 2 vote.

Joe Esteve was nominated by Bernadette Paris to serve on the board.

Motion was made by Michelle Blouin to accept Joe Esteve to the Board of Directors, seconded by Mark Park. All board members were in agreement.

Board appoints Joe Esteve to serve as president.

Concrete restoration discussion surrounding the sliding glass door. Mark Park was able to confirm with Complete Aluminum that the PGT would require additional customizations to meet the boards original expectation. The WinDoor product meets all the boards criteria (Kynar finish, pull mounted handles, screen door, an XX configuration) for only $300 dollars more per door. A sample is currently located in the Rec Room for owners to check out. The WinDoor is highly recommended and is usually the standard for commercial high rise buildings. PGT is more common for first floor residential use.

Concrete restoration discussion surrounding the contractor wanting to use swing stages over constructing scaffolding. The scaffolding poses no threat to the roof, but will prove to be slower. The contractor feels that swing stages are necessary so that the sliding glass doors can be delivered to the west side balconies. Plus it will allow for the project to progress at a faster rate. There is hesitation from the board to use swing stations as this might damage our roof. Joe Ciano will speak with Tim Marshall to find out if our roof construction can support the load of swing stages and to get his thoughts.

Hildy Kerman voiced concerns about the concrete restoration project affecting the seasonal rentals. Joe Ciano was assigned the task to speak with Tim Marshall at A.T. Designs to find out his thoughts about starting the project on April 1st 2009.
