Meeting Minutes, October 9, 2008

Meeting was called to order at 7:07pm

Board members in attendance were:

Item 1- Motion made by Michelle Blouin, seconded by Michelle Coggiola, to approve minutes from August 28th Board Meeting. Motion passes.

20 owners have signed up for the loan, 64 owners have paid their assessment in cash, 2 owners have not signed up for the loan or have paid any money toward the assessment.

Motion made by Michelle Blouin, seconded by Joe Esteve, to put liens on those units that have not paid any money toward the assessment in the amount of $12,000 plus interest. Motion passes.

All special assessment money can be FDIC insured through Colonial Bank CDARS program. These are short term CD’s that have terms as low as 4 weeks with no penalties or additional fees.

General discussion regarding using swing stages to complete the concrete restoration project. Our roofer will inspect the roof before and after the project if swing stages are used. Tim Marshall from AT Designs approved the swing stages as a safe option. There is no price differential between using swing stages and scaffolding. Swing stages are more efficient since they do not need to be constructed like scaffolding.

Paint estimate from Custom Caulking includes painting the building with one full prime coat and one finished coat at a cost of $50,230. This does not include stairwells or laundry room.

Motion made by Mark Park, seconded by Joe Esteve, to paint the building with a full prime coat and one finished cost. Motion passes.

Reservations exists about our attorney’s qualifications regarding condo contract law as both the engineer and contractor have never heard of him in the business.

Motion made by Joe Esteve, seconded by Mark Park, to find a new attorney.

Special meeting scheduled for Wednesday, October 15th to discuss and select a new attorney.

Motion to adjourn at 8:35 by Joe Esteve, seconded by Michelle Coggiola. Approved.
