Meeting Minutes, February 9, 2011

Meeting was called to order at 7:15pm

Board members in attendance were:

Item 1 - Previous Meeting Minutes:

Reading of the minutes from December 17, 2010 by Mark Park

Motion to approve the minutes by Mark Park, seconded by Bernadette Paris. Motion passes

Item 2 - Concrete Restoration Update:

Mark Park announced that the catwalks will be pressure washed on Thursday, 2/10/2011 in the morning. Mark will then inspect the catwalks in the afternoon for painting and puddling problems. Some of the owners were complaining that the paint used on the catwalks marked up too easily. Mention was made of a few areas which needed to be touched up by the painters. Notes were made to bring this up to STR. Also it was announced that STR will be repairing the sprinkler system and our landscaping and beautification projects will be started after STR is gone.

The elevator topic was again brought up by owners. The Board said they were aware of the continuing saga of the elevator and will address this situation as soon as the construction is completed. The Board is looking into solutions to rectify this annoying problem with the elevator service contract and the elevator company itself.

Item 3 - Screen Enclosures Aesthetics:

The following motion was made by Mark Park, seconded by Joe Esteve:

1) All screen enclosures must be permitted by the city of Boca Raton, approved by Boca South and meet Miami Dade Code. 2) Framing must be white (Again, meet Miami Dade Code) 3) Screens must be black 4) Screen Doors on first floor courtyard must be front face, right or left justified, and be all screen (no kick plates)

Motion passes

Item 4 - Online Bill Pay

Motion to accept "OnLine Bill Pay" made by Mark Park, seconded by Joe Esteve. (This is for the Board to pay it's bills on line only)

New Business:

Car Wash location was brought up by the audience and discussed by the Board. Most of the owners would like to have the car wash area in its original place, the northwest corner of the parking lot. It may require a water meter. Bernadette volunteered to investigate what is needed to accomplish this. She will chek with the city as to the process and cost, etc. In the meantime we will have Andres look into other water lines we may be able to use.

Additional information regarding the Front Door Replacement by STR was given.

The doors will be six panel, fiberglass composition with stainless steel hinges and dead bolt lock. Also the door frame jamb and threshold will be included. All doors are required to open out.

If you want to have STR replace your front door, a check for $1,100.00 made out to STR must be received in the office no later than 2/18/2011. STR may have a blanket permit for the building for these installations. Should you wish to have a chain or peep hole installed in the door, there will be an additional charge of $10.00 per item. You will be reponsible to have these items on hand when the door is being installed. The chain must be stainless steel and the peep hole must be brass or stainless steel.

Motion made to prohibit all door knockers on new doors made by Fred Lasky, seconded by Mark Park. Motion passes.

It was announced that FPL has installed new electric meters here at Boca South this past week.

Beach parking problems were brought up by concerned owners. Also security ideas such as locking the pool, hedges to block the opening in the southwest corner of the parking lot and the posting of "No Trespassing" signs. The Board requested that these ideas be put on hold until the construction is completed and landscaping projects are finished. "We have a lot on our plates at this time."

Motion to adjourn the meeting at 8:45pm by Mark Park, seconded by Joe Esteve. Motion passes.
